Below is a quick description of each Parish. In general I recommend La Massana and Ordino Parishes as targets for year round residency and being the more picturesque and "resident friendly". ROC Properties website has been recently updated, please use the navigation panes on that website to choose location and type of property. Please note the word "LLOGUER" means "RENT".

Choosing the right area to live is of course one of the most important decisions in your relocation, whether you choose to rent or buy a property. Brief Description

La Massana


Has its own ski resorts and world class mountain bike trails. The parish offers great hiking in summer and has a wide selection of bars and restaurants as well as good suprermarkets. For those who like to feel they are living in the mountains but are still only minutes from the main areas of Andorra, this location is ideal


The most beautiful village and picturesque valley in Andorra, a little quieter than La Massana, but it has a ski resort, great restaurants and bars. People will usually go to La Massana for shopping, only a few minutes down the valley.
Escaldes- Engordany
There are some areas of this Parish that are sought after with views over the main valley of Andorra. It is only minutes from the main centre and also from La Massana Valley. For those people searching for easy access to the Capital and still wanting some peace and quiet this can be a suitable, but often pricier option.
Not such a sought after area and not very picturesque, it does offer a cheaper alternative. The new tunnel between Encamp and La Massana now makes this area more accessible particularly for the ski resorts at Granvalira as Encamp has a cable car that connects to it.
Andorra La Vella
For those who feel more at home in cities, Andorra offers some interesting areas, and new purpose built business apartments. There is a lot more traffic and seasonally can be very busy.
This is the Parish which stretches towards the French side of Andorra. Unfortunately that area does prove to be seasonal and can be quite isolated out of season. Great access to ski resorts in winter, not a sought after area for year round residency.
Sant Jùlia de Lòria
Turn south from Andorra La Vella towards the Spanish border and Sant Jùlia has some interesting villages higher up on the sides of the valley. The town itself is not an interesting place to consider living, but those who may want a little more warmth may wish to consider some of the border villages, although they can be somewhat isolated. The area is more barren similar to the Spanish foothills of the Pyrenees.
